As <a href=\"https:\/\/www.wnyc.org\/story\/285430-yankees-stadium-parking-company-defaults-on-its-bonds\/\">Transportation Nation<\/a> reports, Yankee Stadium\u2019s garages, which are operated by the Bronx Parking Development Company, are tanking.<\/p>\n<p>Perhaps because the Bronx Bombers\u2019 revenues in 2011 were <a href=\"https:\/\/www.forbes.com\/sites\/kurtbadenhausen\/2011\/03\/23\/baseballs-most-valuable-teams\/#7d2c508e6f0c\">156% as high<\/a> as the second most valuable MLB franchise \u2013 due to lucrative merchandising and TV deals \u2013 we\u2019re accustomed to looking at them as the gold standard when it comes to business (A.J. Burnett\u2019s turkey of a contract notwithstanding). Nonetheless, it\u2019s looking like the bondholders who funded Yankee Stadium\u2019s garages are due to take a $237m haircut when their next payout is due in April.<\/p>\n<p><!--more--><\/p>\n<p>This team\u2019s attendance is consistently at or near capacity, and it\u2019s still the most popular team in America besides possibly the Dallas Cowboys, so why shouldn\u2019t the Yankees be able to fill their parking spots \u2013 or at least do better than the 43% figure cited by the Transportation Nation article?<\/p>\n<p><a href=\"https:\/\/www.myparkingsign.com\/blog\/wp-content\/uploads\/YS3.jpg\" rel=\"attachment wp-att-2144\"><img loading=\"lazy\" decoding=\"async\" class=\"size-full wp-image-2144 aligncenter\" title=\"YS3\" src=\"https:\/\/www.myparkingsign.com\/blog\/wp-content\/uploads\/YS3.jpg\" alt=\"\" width=\"1441\" height=\"1146\" srcset=\"https:\/\/www.myparkingsign.com/blog\/wp-content\/uploads\/YS3.jpg 1441w, https:\/\/www.myparkingsign.com/blog\/wp-content\/uploads\/YS3-300x238.jpg 300w, https:\/\/www.myparkingsign.com/blog\/wp-content\/uploads\/YS3-1024x814.jpg 1024w\" sizes=\"auto, (max-width: 1441px) 100vw, 1441px\" \/><\/a><\/p>\n<p><em>Pictured is the old stadium near its peak, home to 26 championships for the Yankees. With the addition of a nearby Metro North stop, even suburbanites are increasingly able to take public transport to the game.<\/em><\/p>\n<p>In a phone conversation, Neil DeMause, an author and journalist who follows stadium funding through his blog at <a href=\"https:\/\/www.fieldofschemes.com\/2012\/10\/02\/3877\/yankees-garages-once-again-on-brink-of-bankruptcy\/\">fieldofschemes.com<\/a>, said there are a few factors at work.<\/p>\n<ul>\n<li><strong>Misjudging the market.<\/strong> DeMause says, \u201cIt\u2019s a flaw that they thought people were going to want to pay $25 [minimum] to park at a Yankees game.\u201d There is plenty of on- and off-street parking elsewhere in the neighborhood; if the Yankees lowered prices to compete, \u201cthey wouldn\u2019t be able to pay on their bonds.\u201d<\/li>\n<li><strong>Project creep.<\/strong> When owners negotiate new stadium deals with cities \u2013 a necessary part of the process no matter how much direct public financing ends up being needed \u2013 DeMause says they tend to \u201cask for the moon,\u201d particularly when it feels likely that they\u2019ll get it. The late George Steinbrenner knew New York City would act as a backstop in case the parking was underused.\u00a0Because the Yankees&#8217; parking facilities are technically owned by a separate company, the team itself won&#8217;t end up responsible. With 57% of the garages left empty even on game days, that\u2019s exactly what\u2019s happening.<\/li>\n<li><strong>Changing transportation trends.<\/strong> When asked whether other owners like the Vikings\u2019 Zygi Wilf and the Rays\u2019 Stuart Sternberg will have their eye on the Yankees\u2019 parking losses when figuring out parking for future stadiums, DeMause says that although financing and planning for every project is different, \u201cYou can\u2019t just assume like you did 40 years ago that everybody wants to drive.\u201d Even the suburbanites the city expected to flock to the stadium&#8217;s parking have increasingly taken public transport to games.<\/li>\n<li><strong>In a way, the original parking garage financing was also financing the stadium.<\/strong> The underground Ruppert Plaza Garage had to be engineered not just to hold cars, but to hold up a Macombs Dam Park and Heritage Field on top \u2013 resulting in what DeMause calls a \u201chidden land cost.\u201d The extra cost of such a complex job served to multiply the usual costs of surface parking.<\/li>\n<\/ul>\n<p>When all is said and done, the overbuilding of Yankee parking may have resulted in a loss of as much as [an average of 9,000 spare spots] x [$25 each] x [81 home games] = $18,225,000 per year, give or take a few million. Compared to the titanic size of the franchise, however, that\u2019s a drop in the bucket. The team itself isn\u2019t going to end up in the hole, though \u2013 as the Transportation Nation article and DeMause both pointed out, Yankee parking is run by a private (some might say \u201cshell\u201d) company, limiting the team\u2019s liability, while increasing bondholders\u2019 (and, depending on how much of a haircut bondholders are prepared to take, possibly the public\u2019s).<\/p>\n<p><a href=\"https:\/\/www.myparkingsign.com\/blog\/wp-content\/uploads\/YS2.jpg\" rel=\"attachment wp-att-2143\"><img loading=\"lazy\" decoding=\"async\" class=\"size-full wp-image-2143 aligncenter\" title=\"YS2\" src=\"https:\/\/www.myparkingsign.com\/blog\/wp-content\/uploads\/YS2.jpg\" alt=\"\" width=\"2592\" height=\"1936\" srcset=\"https:\/\/www.myparkingsign.com/blog\/wp-content\/uploads\/YS2.jpg 2592w, https:\/\/www.myparkingsign.com/blog\/wp-content\/uploads\/YS2-300x224.jpg 300w, https:\/\/www.myparkingsign.com/blog\/wp-content\/uploads\/YS2-1024x764.jpg 1024w, https:\/\/www.myparkingsign.com/blog\/wp-content\/uploads\/YS2-400x300.jpg 400w\" sizes=\"auto, (max-width: 2592px) 100vw, 2592px\" \/><\/a><\/p>\n<p><em>The view from Nick Swisher\u2019s office might be pretty nice, but some of the costs for the House that George Built are in danger of being passed on to bondholders\u2026 and even the public.<br \/>\n<\/em><\/p>\n<p>The whole situation is sadly symptomatic of the maximal parking that has afflicted American urban planning for years. In his insistence on making room for as many cars as possible, the late George Steinbrenner unwittingly resembled planners who design mall parking with only Black Friday in mind \u2013 perhaps unsurprising, given his propensity for hiring pitchers like Carl Pavano assuming they\u2019d continue to operate at their peaks.<\/p>\n<p>Accurately predicting demand is always tough, but building parking for Yankee Stadium that only paid attention to what happens on the 81 days that the Yankees have home games (rather than the three quarters of the time that no one uses the land) was always going to be a losing proposition; it\u2019s looking like bondholders will be left holding the bag when their next payout falls short.
